Definitions

Rehab lending – usually a mortgage loan for an investor to renovate a property in order to resell or rent the home

Hard Money Lending – private loans to customers whose use for the money falls outside of loans that traditional lending sources consider

Flipping – when an investor purchases in property with the intent to resell it in a short period of time for a profit.

 

Hard Money Loans – loans from private lenders which weigh much less criteria than traditional lenders, typically only loan to value and/or credit score.

Private Lender – an individual or corporation making and servicing loans using their own criteria.

Private Funding – obtaining money from individuals rather than traditional lenders

Bridge Loan Lender – short term lender of funds who allows one to enter one project with equity from a another.

LTV  - size of a loan, relative to the value of a property – usually stated in percentage terms (loan to value).
